I am planning on moving to Florida in the next 5 months and need some help with this change. I am married with a 4 yr old and a 11yr. There are a few questions that I have;
1. Boca Raton, Pembroke Pines, and Coral Springs, which location would be suitable for me and my family? We are looking for A-Schools, great neighborhoods, lots of entertainment and shopping. Please advice.

In Boca, Pembroke Pines, and Coral Springs - assuming you're seeking a SF house it will be extremely difficult to find anything in that range. You might be able to find a 3-bedroom home for $400k - but in a questionable neighborhood. If you are comfortable with townhomes, you should have no problem.

Also you'll definitely want to stay out of Broward County if you're looking at public schools. Boca is your best bet for finding A-rated schools. Again the challenge there will be fining a home under $400k. Even 3-bedroom homes in Boca are running $400k to $450k for a decent neighborhood.

Default Broward County does have a lot of less than desirable schools, but...

What do you think of Weston. That has A+ schools and is very nice.
Pros and cons?

I have looked at houses in Weston, very nice but pricey...Additonally, home owners insurance is really high and so is property taxes, does it make a difference where you buy whether its south central or western Fl?

Default Home Insurance

I am moving to Broward county, with interest in Pembroke Pines, Cooper City, and Parkland areas, can someone estimate the amount of home insurance I will be dishing out? Additionally, please suggest the best areas for raising to small boys(including A schools) Thanks for the feedback.

I have my home insured only for 250,000 plus 115,000 for contents with personal liability excluded and I paid $3,800. My home is worth $500,000 but I only insured the amount of my mortgage because that's all I could afford. (I couldn't possibly pay almost $8,000 just for home insurance) and my deductible is $2,500 except for wind deductible which is $4,570 or 2% of the total insured value. (Just to give you and idea)

Between Pembroke Pines, Cooper City and Parkland areas I would definitely stick to Parkland. However, it is very pricey up there but it's right next to Coral Springs which is not cheap but you'll have a better chance of finding a home for 400,000 than in Parkland. There's a lot of young families there and there's very low crime. I have two young girls myself and I couldn't think of a better place to raise them.

Default parkland, Coral springs, weston

these are all good but, a bit pricey. i am a broward county teacher, and these schools are all A schools.

coral springs and parkland has a huge restaurant area, with several malls near by.

weston has very high property taxes.

good luck
Evelyn

Wink Have you considered

Harry,

If you get the chance, read this month's Money magazine. Real estate purchasing for future profit is regarded as a poor move now and probably worse in the foreseeable future. Real estate is only as valuable as the next person who wants to buy it. Buying second homes (as many snowbirds traditionally have done in Florida) is being considered a higher risk proposition. As much as my heart wants to buy into your thinking, my brain tells me that solving the extensive problems of the Florida economy is a long way off.
