Default Deerfield Beach compared to Boca Raton advice

Hi,

I'm from SC and I am planning on moving to FL within a yr and would like to know SPECIFIC IN DEPTH advice on Boca Raton & Deerfield Beach.

I know that both areas are VERY beautiful and are just a few mins. away from each other and such. As far as crime rate, I heard that Deerfield has a few bad areas and crackhouses, and Boca almost...well, doesn't. lol...

The main thing that I would like to know is the difference in price range.....I heard and seen online for myself that Boca is very expensive, but I also heard that Deerfield has some expensive homes as well...

I heard that both are about the same in property taxes.... I'm not for sure tho.

OVERALL, What would be the better choice in your honest opinions? as far as property taxes and home prices go..

I'm looking for something within the $2k-$4k price range, but as I said above, I mean the OVERALL cheapest city to live between the 2.

Any opinions would be gladly appreciated.. Thank you.

I lived in Boca and Deerfield about 5 years ago. I say go with Boca. It is cleaner, nice but more expensive. Deerfield is full of older people and less expensive. PM me if you want more info.

I would also say Boca...WE lived in Parkland for years so I know the area very well. My husbands office was in Mizner Park. I love the Mizner Park Area,and they have a great water park for children in Boca. To say that some areas of Deerfield Beach are bad is an understatement..there are places that you would not go during the day.
Also Boca Raton has the Addison Mizner Elementary Schooll ..A rated and just a great public school... Also, Boca Town Center Mall is very nice. Let me know if you have any other ?s.

Hi, thanks for the replies.

So "Bad" is an understatement about Deerfield Beach...My gosh, are some areas in Deerfield actually that bad? What are they, ghetto areas? I'm glad you mentioned that.. Around where I live, it has a few funky areas too. Actually plenty for it to be a 14 square mile city.. I'm actually trying to get away from that.

If the Deerfield Beach plan didn't work out, then I was going to try Delray Beach, but I hear it is just as bad.

I guess I will just go with Boca then, but I really hate to put up with the cost of living there. Jeez......That is why I was going to go with Deerfield, but after what you told me, I changed my mind.....

In order for me to afford to live in Boca with my salary, and due to the fact that I'm just starting out in life, I know that I would really have to go with a home that is within $200,000-$450,000 price range. Maybe even a fixer upper. Many people say that it cost so much to live there, but every single home can't possibly be extremely high. It's just that some people bite off more than they can chew. Thank God I am a natural $ saver.

Any more info that you guys can give about West Boca? Property taxes, neighborhoods, Quality of life, Traffic, etc....

Oh yea, what about Coconut Creek? What is the comparison like between Coconut Creek and Boca?

Sorry if I'm asking alot, but I just need to know all of this info before I make a move down there. It's better to be safe than sorry ya kno....

Delray is much much nicer than Deerfield. Boca is nice but I personally chose Delray because it is not as 'uptight' as Boca and housing is more affordable than Boca... not to mention Delray downtown is beautiful and same is true with the beach area as a whole.

There are many parts of Delray that are very nice. There are more elderly folks there. Coconut creek in my opinion is very family oriented. I think almost anywhere in Boca you will be safe. Maybe look into west boca, it will be more affordable. If Boca is doing what my town is you will probably get something for a really nice price right now. Prices seem to keep dropping! I cannot give you info on property insurance etc because I am out of the loop there. Good luck with your move that coast of Florida rocks!

Hmmm.....The choices are hard to make between Boca Raton, Coconut Creek, and Delray Beach... I really don't know which one to choose from.....All of them seem to have qualities that I'm looking for, however, I was checking a few websites, and they all say that the crime rate in Delray is horrible. Way above natl. average...........I also heard that Coconut Creek isn't as beautiful as the other 2. Somewhat dull in terms of beauty really...........This is just based on what I get from other sources..

I would tour around and see for myself but my next trip down there will be a long while from now, so all I can do is go by what others say. I am about 580+ miles from the south palm beach county area and beyond, so it's not that easy.

Thanks again guys for your help. I had no clue people on this board were so reliable.

Coral Springs, FL is supposed to be a nice area, though I'm sure the prices there are high too. Delray Beach has many bad sections and is not exactly the best place to live unless you have alot of cash to spend. Deerfield has some good areas and bad ones, and Boca is safe, but like others are saying, expensive! But in FL if you want to live in a good area you have to pay. There's no real way around it.

We still have a rental home in Boca. Boca has beautiful communities. Deerfield may be nice by the water- but west of 95 = yuck. pretty awful.

Coconut Creek Is The Best. I Live In Florida Since 1981 And In Coconut Creek Since 1990. It Is An Amazing Place With The Best Schools, Parks And Cheaper Than Boca Raton. People Are More Friendly In Coconut Creek Too. And If You Are From 40 And Up You Can Get Brand New Double Wide Mobiles From $100 - $130k On A Lake, Pay It Cash And Live Debt Free. It Is Amazing How Many People Are Selling Their Big Houses, Buying A Mobile Cash, A New Vehicle, Saving Money And Enjoying The Beaches. Also Coconut Creek Is Closer To The Turnpike, Sawgrass And I-95. Lots Or New Restaurants Here And A Great New Casino. They Are Building Creek Commons Which Will Be Better Than Mizner Park. Come One Down And Check It Out. You Will Love It.
