I was all set to buy a $200,000 home in NorthPort but just heard the taxes may be $6,000 per year. Does this sound right?

Sarasota taxes are high. You might be purchasing it for $200K, but the county may have valued it higher. Then next year they might re-evaluate your taxes based on your purchase price.

I am next door in Charlotte County. They valued my new home at $398K and my taxes are $5500. Just paid them Friday-waaaaah!

That is high. I could not find the millage rate but after HSE you would have $175,000 x millage of on the high side .25. That woud make it more like $4300 and I think the millage is probably less then that.

But they won't have homestead until the second year - something to keep in mind.

Sounds right to me. That's the going rate in many cities for a home that value.

I think it will be closer to 3000 or 3500. One good plan is if you are building your home on vacant lot,The taxes for the rest of the year is based on land value only for taxes. So you get some break there.

It all depends when you close, If you buy a used home with homestead in Sept, you will pay prorated tax thru december , then you can apply for homestead by march, it gets tricky then, the mortgage company most likely mess up and under charge you or overcharge your escrow that year.
We always get undercharged and it catches up the next yr.
But if you buy a home from builder in sept say, the last 3mos are based on
lot only. Which is quite a saving.

Yea right on building on a vacant lot. We have a half acre lot in Hillsborough County that we WERE going to build on. Taxes as follows. 2004 $2,700. 2005 $7,800 and 2006 $11,000. How is that for progress. And you want to know why they said they raised them????All the new residents. Thanks alot.

You have got to be joking???

I cant move back, i love Riverview and brandon area.

That's why I moved to Lakeland. My taxes on 195,000 new Lakeland home.
First year vacant lot. 300.00. sept 2005 , 2006- 2476.00
I had appraisal done May 2006 to sell 289.00. We planned to buy and sell every 2 yrs. My family is all in Brandon area, but just got to darn expensive.
Something has to be done.
