"tools" that make a state or area great are: proximity to good paying jobs, enough good paying jobs, a strong state economy, good public schools, an ADEQUATE infrastructure, ect.

I see Florida's future as nothing but more "BOOMS AND BUSTS" based on tourism, services, and IDIOTIC-OUT OF CONTROL real estate speculation.

Kennedy Space Center. Think about it.

As for real estate, we bought sensibly pre-boom and never used our home as an ATM. We could list our house tomorrow, price it to have it under contract in a week, and walk away from the closing table in a month with six figures in our pockets.

great home prices
lack of political corruption

National real estate experts consider Florida the most promsing future of any state in the US... California was the best, but they have all sorts of problems now.

Now Miami is whole other story!

My 2 cents.
Hawaii, not Florida, has the best beaches in the U.S. Florida cannot even compete with Hawaii's beaches.

Most people who moved here moved for the weather and the beaches; everything else is just an afterthought.

It's long-time residents and natives who still wave hello, and care about others, not just themselves! And also newer residents who do the same!

It's not about race or ethnicity, it's about being a good person, and I think FL attracts a lot of people who are all about themselves.
