Quiet + low crime /= most parts of Tampa.
Quiet + low crime = north Florida and Panhandle

there's a lot of nice areas in the Tampa area, and Orlando area, you just gotta pick what city. Tampa has nice beaches, Orlando has Theme parks. you pick.

Depends on if you are only looking to be close to the theme parks and or the beaches.
Look outside the Tampa areas, close to both theme parks and the best beaches.
Lutz, Odessa, Wesley Chapel, Dunedin etc.
If you want to stay close to Orlando take a look at the Clermont area or even more north into Mt Dora, Leesburg etc.
I have friends also in Winter Garden, they like it inWG but hate the drive to the gulf side beaches they like. They want to be within 20-30 minutes of the beach and are looking around Palm Harbor.
If you want both access to theme parks and the best beaches then I would look north of Tampa in those areas above.
Do your homework, visit the towns of your choice and research everything.
