Who here has fallen victim to one of the many infomercial real estate scemes? If so, WHY were you compelled?

I have again been approached by a new investor at a tax deed sale in central Florida who purchased an auctioned property and asked, after the auction, "What is a quiet title action?"

After the auction is not the time to find answers, he had spent tens of thousands of dollars on seminars/books/tapes/tutoring/mentoring, and still didn't know the essentials. The property he purchased while buildable and accessable is held in a trust which has a huge number of people involved that would have to named as Defendants in the case and be served. To make a long story short I informed him that his best bet was to hold the property for 4 years or try to sell by quit claim because the price to quiet the title would be in the 3-5 thousand dollar range. He was under the impression that he could slap up a for sale sign after the auction, list the property with a realtor and sell with a clear title. He had not conducted his own title research, he had not inquired about the utilities available, he had not consulted with anyone, he had not viewed the tax deed file. OH NO, ANOTHER VICTIM OF THE INFOMERCIAL.

THERE ARE THOUSANDS OF FREE LINKS AVAILABLE TO FIND EVERYTHING YOU NEED TO KNOW ABOUT TAX DEEDS, FORECLOSURES, PREFORECLOSURES, NATIONAL NON REAL ESTATE AUCTIONS, FEDERAL SALES, COUNTY NON REAL ESTATE SALES, FEDERAL SURPLUS AUCTIONS. YOU JUST NEED TO KNOW WHERE TO LOOK.

These links are from county, state, federal websites which can tell you exactly the procedures followed, there is no need to pay for a subscription or pay for a list of sites. They are there waiting for you to discover.

One such source is www.hud.gov which is a federal site and you can locate many properties for sale in every state by numerous agnecies "look under Homes For Sale".

Another tip, the Clerk of Circuit Courts in every Florida county will list, maintain and control the auctioning of Tax Deeds and Foreclosures. Just google the county clerk and look it up on their homepage, almost every county clerk homepage will list the upcoming auctions.
