Yes I agree it is absurd!! To make it even worse, The home is taxed based on the bubble price. I am trying to sell it for much less. 2 inches of snow predicted for this evening. I hope to make my move to Florida before next winter.
I paid $1,200 on a 3000 sq.ft. 4BR 2 1/2 BA home built in 1997 on a lake in a town called Hendersonville on the north side of Nashville.

It used to be that anyone could walk in off the street and go to work anywhere in Nashville making over $10/hr. These days you can't even find minimum wage at McDonalds. I hate right to work laws but I think if not for the economy the pay would still be decent.

Besides, Those plants in Spring Hill ( Saturn ) and Symrna ( Nissan ) Don't have many low paying jobs and Saturn brought like 10-15k workers with them from Michigan. I tried to apply for a job with Nissan when I first moved to Tennessee but they told me I needed a degree in Engineering. They both pay very well and both are very pro-union with their employees.

That is true. Florida is a sucky spot for distribution. It costs a lot in freight just to move materials out of Florida, not to mention to get it where ever it ultimately needs to go. Tennessee, on the other hand, is pretty central for distributing to the eastern seaboard and the midwest.

The cost of living in Tenn. is oh so pretty though. For a northerner it would be pure hell to live there though.

Interesting figures:


In 2008, Florida's tax burden was FOURTY SEVENTH in the nation (1 being highest, 50 being lowest), with an effective rate of 7.4%.

Tennessee's was forty fourth, at 8.4%. Still low, but people complaining about "property taxes" should be aware that other kinds of taxes can and do exist elsewhere.


Also, in comparison to other "disgruntled people Meccas":

NC: 9.8% (20th in Nation)

SC: 8.8% (37th)

GA: 9.9% (16th)

NY: 11.7% (2nd)
