Default Mulat Bay/Avalon Beach/Milton Area neighborhoods

We are looking to relocate to the panhandle from South Florida and I need help from anyone who has first hand knowledge of local neighborhoods. My husband has family in the Milton/Pace area, but he/we would be working in Pensacola. I was looking at the Mulat Bay area in Milton since it's still close to Pace, but closer to I-10 and more convenient for us and any of my family who might visit. I want a nice quiet (safe) neighborhood where property values are likely to increase once the market stabilizes. Is the Mulat Bay/Avalon Beach part of Milton a nice place to live? I would appreciate any info on neighborhoods to stay away from.

I would be very careful about buying on the Avalon peninsula. Get documentation of where the floodwaters ended up during and after Ivan. Lots of low-lying ground in parts of Milton and Pace and you get some serious funneling into the head of those surrounding bays during big storm events.

I was looking for flood zone information and not having much luck. The area in particular that I was looking at is west of Avalon at the upper part of Mulat Bay. From what I've read, most of Milton could end up underwater with another storm like that. Do you know where I could find that information?

Someone in the Santa Rosa County government offices should have those maps- probably either planning or emergency management.
