All I am saying is that home prices are forecast to keep going down so there will be more foreclosures and more homes for sale. This will further drive the prices down so that a foreclosure today may not be such a good bargain tomorrow. As Chrome stated, a lot of these homes have been stripped of everything so you have to be careful. By the way, tear a piece of the drywall out and make sure it doesn't read "Made In China." That is probably the only way to know the truth. Also you can check for decaying copper pipes from the drywall. Imagine what it can do to your lungs if it is destroying the pipes. Very scary problem.

Exactly. Port St. Lucie is EIGHTY SQUARE MILES. It could probably be split up into 4-5 different cities, each with its own distinct "feel" and amenities. People who aren't locals usually haven't explored enough to know the difference between Torino, Tradition, Becker Road, Southbend, Club Med/Sandpiper, East of US-1, etc.....

The reason its so cheap is because it's overbuilt, and further away from the urban centers. It's one of the main reason why hordes of people have left South Florida for Martin and St. Lucie Counties the past ten years or so.
Like I said, I know a young couple who bought a four bedroom house (bank owned) recently for about 96k in PSL. NOTHING was wrong, damaged, or missing, except one hole in the wall and some bad bright colors on the walls. They chose the house specifically because every other house on the block was well kept. Here's a great clue when buying a foreclosure: TOUR THE HOME. If it's been gutted, don't buy it unless you WANT the remodel opportunity!
Even a 12% unemployment rate (in St. Lucie County, which includes a lot more than just PSL) means that 88% of people are STILL working. And with a median income only slightly less than say, West Palm Beach, obviously people are going about their lives.
BTW, I live in a historic neighborhood in West Palm Beach. The areas immediately outside of my neighborhood in terms of "run downness" and unkempt lawns can sometimes make PSL look like Boca, but I like MY neighborhood and home and it works for ME and I wouldn't want to live anywhere else at this point in my life.

You will note, the "Wal-Mart" includes a regional shipping and distribution hub.
The treasure coast, as a whole, lacks most of the "big industry" that South Florida does. It's economy is more reliant on small business and service industry. Where there IS a "big industry employer," like Piper aircraft in Vero Beach, whenever Piper has problems or threatens to pull out or go out of business, there is MAJOR heartburn.
Luckily, the Treasure Coast is situated within commuting distance to some of the more major employers in South Florida. Even so, something like only 14% of PSL residents commute to Palm Beach County for work.
Guards? What for? PSL is safer than Stuart, Vero Beach, Jupiter, and Palm Beach Gardens.....

I don't think the Chinese drywall is limited to any certain developments. I seriously doubt there is a list also. Many of the original builders are long gone and can't tell you anything. I guess the best way is to have it inspected and check the back of the drywall. Hopefully all the bad stuff will read, "Made In China." Just hopefully. It is a terrible problem. The reason why it is surfacing in PSL first is supposedly because the Florida humidity brings it out. It may have been used in other boom areas like Vegas and Phoenix but these areas are very dry and hasn't effected the drywall yet. I would not buy a house in PSL without proof of where the drywall came from.
