Again, I have never worked with any appraiser from FHA or VA who "Looked Over" items and did not take into consideration upgrades... my experience has always been that they are just more thorough and preform a kind of mini home inspection at the time of the property appraisal (they use all the same comps that any other appraiser is using). Again, that is just my personal experience and never had an appraisal come in below agreed contract price... Maybe I was just lucky.

I also have never had problems with those loans, but that is something that could be discussed in another thread. again, they are good loans, I have used FHA loans on homes up to 120 yrs old with no problem.

I would hire an appraiser (as Arrgh suggested) and also request an updated CMA from your agent. Best of luck to you!!! I hope things work out.

Well, the 2nd appraiser should be here tomorrow. But now, the potential issue is that the bank is telling us they may not honor the 2nd appraisal even though it is a company they frequently work with and selected. I am in the unique position of hoping that the appraisor comes in about 4 to 5000 more than the original appraisal but still below the selling price. I feel that there will be more of a chance of the bank accepting the appraisal if the difference isn't the full 8500.
