I'm trying to help a friend look for an oceanfront condo (ideally) or a home within a short walk to the beach. They don't want to drive to the beach at all. The whole point is to be able to walk the beach every morning with minimal effort otherwise there is no point to live there. They want walking distance and "affordable" with a budget ideally under $400,000.

I'm thinking the central Atlantic Coast from Melbourne Beach all the way up to St. Augustine may be the best option. Ormond Beach and Daytona seem to have an abundance of these kind of "affordable" condos as well.

Anywhere else I'm missing? They want basically a beachfront bargin hunt like the HGTV show but for Florida.

The Panhandle area probably has the lowest Gulf Front properties in the state.

Look in zip 32176. The whole Daytona Beach area would probably qualify.

Ormond Beach then New Smyrna Beach and Edgewater are the best places for cost and nice areas, with New Smyrna the best being an easy drive to a lot of amenities, but in a less crowded area.

I just checked Realtor.com and there are 28 listings that meat their criteria.

I would recommend the area from Treasure Island north to Clearwater Beach. It has 77 options currently and is in a section of the state with much more to do than previously mentioned, somewhat remote areas on the east coast. https://www.zillow.com/homes/for_sal...id/0_mmm/1_fr/

They indicated they wanted "Ocean" front on the East Coast, Not Gulf Coast on the West Coast.
