Every area is going to be different. Here in St Pete, the development is at breakneck speed, so I would imagine foreclosures are low.

As the wife is still an active appraiser we are still doing stuff dating back to 2008. The new foreclosures are primarily the settlement of 'reverse-mortgages' where the owners have permanently left the home and the bank is settling up the loan. The note gets called and the home placed in foreclosure if the family does not want to redeem the home from the mortgage. Many times with the accrued interest, there is no equity left, especially when there has been limited maintenance, so the home ends up in foreclosure.

As our area is retirement central, Florida probably has a higher per-capita number of reverse-mortgages.
