(I know it is Miami Beach, but still... Miami area)
For some reason, I personally have never thought Miami was a desirable nor an affordable place to live. I don't know how anyone could think it was cheap. Has it ever really been that cheap?

I have. 2 years in Mexico City, 6 months in Colombia, 6 months in one of the poorest provinces in China, and several extended trips to former Communist East Block countries.
IMHO, I would agree that the MENTALITY of the people in Miami is truly 3rd world like.
Obviously the infrastructure is worlds above most REAL 3rd world countries, but there is NO other city in America where I get that "3rd world" feeling like in Miami (and I've lived in Miami off & on for over 8 years)
Especially comparing Miami to 2nd/3rd world countries in Latin America

A spring home-selling season that's looking like a bust and pressure from growing inventories of houses in the resale market should intensify home-price declines in the second half of 2007, Wall Street analysts say.

For the first time in years, three of the nation's largest moving companies say they're transporting more customers out of Florida than into it.
In 2006, what the industry calls "outbound" moves actually surpassed "inbounds," according to data from United, Atlas and Allied van lines. The industry had seen a steady increase in the number of customers heading out of the state in the past five years.

Thanks I was looking for that, I had never seen that, hell Miami moved up though.
That zip 33109 is a private island/private club Fisher Island not really Miami Beach.

I have come to the conclusion that those in charge in Florida (politicians, developers, real estate agents) LOVE all the turnover. It means more new car registrations, more taxes going UP each time something sells again and the same homes re-selling over and over= new commissions. They LOVE all the New Yorkers and people from MA and PA and the UK coming here trying to make it and leaving within a few years when they can not live on the wages. We see businesses closing all the time because people have NO $ to support them. Then some new one opens and that one goes under in a year. Those in charge are in for a rude awakening when there are no more police, firemen, and teachers left in Florida because they all moved out  Like Key West they will be bussing them in from hours away!
Florida has changed a lot in the past few years. Many people did their research before moving but it is amazing what happend in a short amount of time. Also, many people on here have been in Florida for generations-they did not just step off the moving truck.
