I am posting the results for benchmark / future reference. Numbers rounded to nearest whole.

No Bubble 2%
Soft Correction 38%

I think it is safe to say we are past "No Bubble."

It looks like we are in between a soft and hard correction. In other words, a "moderate" correction is due. Does a drop of 20-30% count as "moderate"

To criticize myself, I didn't specify volume or median price. I think in terms of price.

Currently volume is way down, but price is stagnant.

Prices have dropped, but not as much as volume. But the drops are forcasted to last at least another year

Default moving to Florida???

We are considering moving back to Florida from Michigan. We are relocating for several reasons. We have been searching the internet for homes all across the country but I keep going back to Florida. Can someone please tell me what is going on with taxes and home owners insurance? From what I've read, I'm confused and scared. When it really comes down to it, should you just live where your the happiest? We have been looking at a house in Pinellas Park. It is a 3/2, with a screened in pool. The asking price is $269,000. Since we have to do the research online, it's confusing. Where can I go to find out what the taxes and insurance will be? Thank You

Your taxes will be very close to $5000. The insurance will be anybodys guess and depends on how much coverage you want.

since September 2005 everything forcasted has been wrong. I think it will be alot longer. I would say 8 years if the numbers are right. This is a link to the Fort Myers news press from this week if the numbers are right its a hard correction

I agree that your taxes will be about 5K. You insurance can vary greatly. We are in a 2 year old 3200 square foot home with a pool in Orlando and our insurance went up this year from 700.00 to 1800.00. Our old company quit doing business in Florida and we went to State Farm. However our agent told us the only reason he could take us was because we have had our car insurance with them for 30 years and our home is fairly new. They are writing for current customers and homes that are 1-3 years old ONLY. We are not happy about the price increase but feel thankful to find insurance at all and at a fairly reasonable price compared to what some are paying. Since you are closer to the coast in Pinellas, I would count on the insurance being higher.
