Looking for some guidance on buying a foreclosure with a 100k......will consider a small mtge if need be..how does one find foreclosures in the area we want to live in.....

As I mentioned in your other post, you should find a buyers' agent in your area of interest to assist you. Bank owned and short sale properties are listed in the local MLS.

You should start first try looking at Fannie Mae Homepath.com. There you will find the latest forclosures in your area. Just put in the state and county in which you are looking at. The list there is free and has pictures, addresses, and price of the latest forclosures. Good luck! You should be able to find 2 or three for that price if you look closely. I would rent out and recoup your money before you even think about flipping. More money right now in renting than flipping.

Try going to Fannie Mae's homepath.com. There you will find a free listing of forclosure for your area.

Use a buyers agent familiar with the geographical area of your interest.

Use Fannie Mae Fannie Mae REO Homes For Sale - HomePath.com and Freddie Mac http://www.homesteps.com/sites (broken link).

Use on-line auctions sites such as
Williams & Williams - Real Estate Auctions
https://www.hudsonandmarshall.com/AuctionSchedule.aspx
Auction.com | Online Real Estate Bidding | Foreclosures | REO Homes
RealtyBid - Online Home Auctions - Foreclosed homes, REO Properties
