Unfortunately there is a backlash on the evil deeds of Mortgage bankers, traitors ooops Traders, Rating agencies, and Insurers. That surely set the tone for those that feel screwed over to get some sort of justice.

Good, then put back all the original appliances in the same condition in which you bought and financed the house (so if you re-financed look at the condition of the property at that time), and you will be in an ethical position.
Hopefully the couple hundred bucks is worth the risk of ending up in foreclosure when your place doesn't sell because the few short sale buyers that are left out there aren't interested in a place that looks like it's been stripped!

I started to write back on this and then I realized that it's impossible to debate with a fanatic. The delusion runs too deep, and all the fact, truth, and logic in the world will not be heard.
I feel bad for you that you are so disillusioned. This must be a sad, angry place for you.
Nina - we could debate endlessly about how you define certain terms (eg fanatic) or who caused the current melt down (greedy capitalists, ignorant home buyers...and yes those are my terms for each side...or the eternal optimists who thought/think no bad thing will happen). I'm sure "our" successive generations will hear a lot about this time period.
ignoring my original question for a just a moment...let's take a different tact on the situation, should i maintain/return a foreclosure property that goes to auction in 19 days to the point it was at when i bought it? then i would (1) really get in trouble or (2) have to spend a lot of money.
i'm more on the side of Modeerf in this case. my CU lender refused to work with me for over two years as i diligently paid my mortgage. i'm now divorced. i wanted to (1) refinance the mortgage to a lower interest rate (say 4.5%), (2) extend the loan terms or (3) a combo of both. Thought it would be a win-win...CU still gets paid and makes money and I have a house that is affordable to my new post-divorce housing income. Except the CU had a little clause in their workout loan contract...I can't talk to anyone about the workout or I am liable for the lesser of two fines that being $50k...only a judge's order would have allowed me to talk to anyone or face a fine.
so when Modeerf says things are unethical...I agree and feel for the 100's of thousands that got screwed by greedy capitalists.
back to my original issue...nothing in my loan docs with the CU includes any household appliances/fixtures. So it's not even a moral or ethical situation i was just curious as to what people thought.
I feel sorry that you are so disillusioned as well. Maybe you should read Freakonomics and get a handle on how the inside world of real estate sellers works...it all comes down to money in the end and that's what's really sad.

Keep collecting those paychecks on the backs of hard working Americans NinaN.
Make sure that banks have an easy go of off loading stolen dreams, on the backs of taxpayers and their future generations, at least your dream is still rolling along.
BTW, those great glorious banks are investing all their (OUR) money in Brazil and China right now.

Upgrading the appliances subjects them to the ORIGINAL MORTGAGE. All you did was maintain the existing ammenities. If you replaced the roof, would you be entitled to strip is off and sell it?
