why is a fannie mae property not listed on the homepath website, yet there for sale (contact the realtor) sign on the front lawn of the house, and there are fannie mae sign on the door/window of the house?

The property is not even listed as COMING SOON.

Listing agents are involved with the properties well before they get released to list them for sale on the MLS. The bank is getting the house ready for sale, that's all.

how long do you think before everything is finalized? i drove by and i saw men working on the property. they said they are working with the bank. The prices isnt even there yet.

If the listing agent's sign is up, you or your agent could call the listing agent to ask about it.

Yes that. Fannie Mae will do minimal rehab if they think it's necessary to sell the place. Paint and carpet, the occasional cheap countertop, etc.

The listing agent should have a rider that says "coming soon" if it's not listed yet. Have your agent call, or call yourself if you don't have an agent yet.

FYI - Fannie Mae won't give you a discount for going through the listing agent instead of using your own buyers agent. Just the listing agent gets boths sides of the commission.

I've never seen a coming soon sign out here.

I guess it's regional. In my area, we are not allowed to put up a company sign if it's not yet listed unless we hang a "coming soon" sign ( of course FSBO is an exception).

wow...this FS sign on this house was put up about two weeks ago. my BA called the SA and they said the price of the house is still to be announced.

When fannie mae is "getting the property ready" what does that mean? are they fixing things to get more money for the property?

They are fixing it up so that the purchase is financable.

This action increases the prospective buyer pool beyond cash investors who intend to lease the place out. Owner-occupancy is critical for neighborhood and market stability, in most areas.
