We can pre-market but until it is active on the MLS, we can't allow showings. We were having issues with so many off-market listings so now they are all required to go in the MLS. Sellers can't opt out anymore. Our rules state we can pre-market as long as the listing is the MLS first. Then we can do all of the coming soon marketing that we want.
This is definitely one of those things that varies widely by area!
How is the trend of lower sales side listing commission impacting these seller side folks that do not want to deal with the buyers? Wonder if we will see shrinkage in that side of the business with some agents dealing with those dirty pesky buyers lol

I have not noted any trend of lower sales side listing commissions. Just more corporate entities digging in for a piece of the pie.
For example - when Homelight is looking for 30% of the action, you can expect that the consumer getting the agent that is willing to give up that 30%, is not getting the cream of the crop agent. Something you have just observed yourself.

Not sure what you mean. I've been an agent for 12 years and I've been charging my clients the same the whole time.
There are certainly alternative business models like Redfin or "limited service" agencies which just put listings in MLS that charge lower fees. However, I would think moving to a new part of the country you would want someone with experience and local knowledge to assist you with your move.
The trend I'm seeing is lower commission options on the sell side not the buy side where someone moves to a new area to buy. I see no change there and apparently not all markets are seeing listing it sell side competitive pressures to lower that side of the commission.
