Realtors working on short sales do not get reduced commissions. The problem with short sales is they take a long time to potentially get closed. They are alot of work and the Realtor potentially walks away with nothing. Look in the area you are moving to for a Realtor with the following certification: Certified Distressed Property Expert. If you find a CDPE, I would expect you will get the help you need.

First off - sometimes the servicers demand that the commission be reduced, mostly Conventional loans not Fannie or Freddie. A whole bunch of seconds want money from the brokerage commissions.

From the last short sale approval letter
"Any surplus funds from the close of the sale shall be paid directly to HFC. This offer is contingent upon a sales price in the amount of $73,500.00. In addition, the real estate commission shall not exceed 4%."

Second - a lot is two words.

Third CDPE is not a NAR recognized certification. SFR is.

Fourth, I always want to know if the listing agent/broker is experienced, or having a third party negotiate. I want to know what type of loan(s), liens, judgments, before I write an offer for a buyer.
