$1300 will get you a fine 'temporary' place. That way you can scope the territory for something desirable to buy. Each of my 4 places were quite nice in their own way. But the one on the park was best, as the city took care of the grass! and snow removal

None taken...technically we don't go OUT to eat, but rather pick up food to eat. Pizza specials, meals from the grocery store etc...By no means getting dressed up and going out to eat!

Making over 100k, but want to pay less than 1400 for rent / mortgage, you are banking no matter what. Thats living below ya means! Then again you have a few more kids than I do. However, making the income you are expecting out in N. CO you will be one of the higher income folks out that way.

The rent is what we pay now. We were paying over 2000, but I would like to keep it reasonable. The more I look the more I am tempted to buy, but we shall see. Still working on the job part! Thanks to everyone for their input, we appreciate it.

Now is the time to buy, if you can. I would only be hesitant to do so since this will be a new area for you. I would rent for a year and get to know the area better. You might find something you like better and then you can buy. I would not want to buy now and take the risk of wanting to sell or move in a year as it is still a buyers market around this area and you could potentially take a hit on that house you just bought.

UPDATE---- Looks like we might be on our way...Job offer came thru. Thanks to everyone for their help. Now I just need to find a place to live!
