Insurance can vary quite a bit depending on housing location. Houses, and cars, in CO are almost all subject to the potential for hail, but some are also at risk to flood exposure, landslides, mine subsidence, underground water flooding, tornadoes, or wildfires. Any of these threats will alter your rates, and in some cases, homes can be located with a a couple of these hazard zones all at the same time.

Alright... thanks for the information. I'm looking into insurance companies now. Our insurance (Mercury) doesn't write policies in Colorado. Will most likely migrate to the Loveland area by next year. Taking a trip out next month.

Oh, forgot to ask...

Since tornadoes pass over the area from time to time, does property insurance automatically cover such an event, whether it be light or major damage?

I can only provide my own numbers to give you an idea of what you might be facing. My homeowner's insurance premium is a little over $1200/yr. with a $3k deductible. My policy is with USAA, and I have made one claim for storm damage, which required complete replacement of the home's roof, front door, and garage doors, along with re-painting due to spectacularly destructive hail. I think the claim was something over $20k.

Shopping again now-

Had my one and only hail claim in 25 years last summer for just a roof.

My Metlife premium went from $690/yr. to $1200. and that is with a brand new roof.

And my deductible is $5k (!)

Progressive just quoted me $675/yr. with a $1k deductible but a $2500 wind/hail roof deductible.

Time to shop the vehicles too.
