Contrary to what you've heard.....Home ownership is not for everyone.... The recent housing crisis is an indicator of this. I would rent for awhile until you decide if buying is right for you. There have been many articles and books written on this subject. Home buying can very dangerous and act as handcuffs not the liberating experience that you've been sold on.

Be careful.... Do not act emotionally about this decision.

Thanks for the info all! I really appreciate it. I still haven't heard back from the USDA Loan people so I may just have to call them back instead. If we apply for the loan now, we shouldn't run into any hurdles for jobs just because we've both been employed at the same place for well over 6 months. If we don't get a zero-down option given to us, that will set us back...a while. We'd be back to our original plan of waiting about a year to start the process.

And yes, I know renting would probably be more wise considering we've never lived in the area before, but with our dogs, it's pretty much impossible. All the rentals I've seen that would accommodate their needs are well over the price of a house payment per month...and that money is just money down the drain whereas at least this would be money turned into equity.
