Hi all have been away for awhile - I have been busy getting an apartment, now house hunting and I found something I really like in Town Gate - I was told by someone it is the Ghetto - is this accurate - please let me know! Thanks in advance for any and all help!

Well I am not familliar with the area. But some people use that term VERY loosely. You should determine for yourself if it is "ghetto" or not. Go to the area and visit the shopping plazas and grocery stores to get a feel for the people in the area.

Not at all. Towngate is solid. The only but I can think of is that it is zoned for Flanagan High instead of West Broward High, but Flanagan still isn't bad.

Towngate has been around for a while and is well maintained through those years. The only issue I would have with TG is that it is huge, and that the lots are a bit small - other than that - go for it! A lot of the homeowners there bought well before the crazy market so that helps also.

Thanks guys that makes me feel better - my sister-n-law put it into perspective for me - she said as long as the kids don't go to school with full fledged criminals they will be fine because of the type of parent I am - buy in any case we were thinking about sending the boys to st. Thomas. For highschool.

It would be a good idea to check the financials 0f the HOA. Make sure they have sufficient reserves. After Hurricane Wilma (the last "big" one) the homeowners in there were hit with substantial special assessments for clean up.
I am assuming there are two associations, a neighborhood one and a master association. Check on both.

Another thought. Part of Towngate abuts I-75. Might also be a good idea to visit the area in the early evening to check road noise if the house is on the eastern side of the development.

I have never been inside of Town Gate. But it looks nice from Pines Blvd.

In addition, I like its location because of the proximity to the big box stores.

I bought a home in Towngate back in 95 when the west side of Pines was going through the big boom. We paid $145K for a fantastic new 4/2 home on a pie shaped lake lot. Pretty nice home for a young couple. It was our first home so it was nice for awhile. We still have a friend who is an attorney living in one of the sections there.

We put in a pool, spa and a screen but soon hated going up and down our stairs everyday longed for more land so we sold it five years later. I put it on the MLS and our buyers walked in the NEXT DAY!

What I didn't like was how everyone parks on the streets because there is not enough room on the driveways and no one parks in their garages. So it does look messy. But it's a decent neighborhood stilll when I drive through.
