I'm interested in renting a gated townhouse on the 400 block of NE 1st. Its 4 streets east of Dixie Hwy and 2 streets West of Atlantic. it a fairly new gated block of townhouses . Safe area or not?

That doesn't sound right. NE 1st what? Street? Avenue? I am guessing you mean NE 1st Street. If so, then yeah that area is pretty safe. I can think of better areas, but you shouldn't have an issue. There is a post office nearby on NE 6th Street one block west of US1.

Generally speaking, anything east of Dixie Highway in Pompano Beach is pretty safe. Avoid anything west of Dixie Highway as the neighborhood declines quickly. I can recommend some better areas of Pompano for you, but I'd need to know your price range.

I grew up in that area and the new townhomes are pretty nice and the general area to the east is safe, especially if you go east around Kester Park. Yet if it is the townhomes I'm thinking about they are pretty close to Old Downtown Pompano which right now is derelict looking although there are plans to fix it up. Also it is pretty close to Dixie and west of Dixie is a bad neighborhood. I've walked in the area at night going to First Baptist rec center and never had a problem but I may have to say right now you can find places in nice areas that aren't that close to Dixie and derelict looking Old Downtown Pompano.

Right near Dixie is very sketchy. I'd recommend looking a little further east.

West of Atlantic? Atlantic runs east to west. Don't you mean south of Atlantic?

I am considering property in Pompano Beach area but have been reading some negative reviews. Please let me know if you think a townhouse in Sun Harbor would be a good investment for a vacation home.

Re Sun Harbour, it looks like a good investment to me, considering that deeded dockage is included. I've eyeballed those units myself. If I were you I would do due diligence as to the Association and its financials -I'm sure the Association covers insurance for the dockage, the roof, etc. You can never be too careful with Association issues now, considering the state of many Associations. A good real estate buyer's agent who handles condo sales would be a help.

It all depends on what part of Pompano. It is a tale of two cities, with one half being the good half and the other being the bad half.
