For homes that are in the 200k - 250k range which areas/communities would have the best home value appreciation rate?

Nowhere. But basically, the areas east of US1 (coastal) will depreciate less than any other areas in Broward County. Home values might push closer to 300 thousand and up. Otherwise, Weston, some of west Davie, Cooper City, some select areas in Coconut Creek, Plantation and Coral Springs, the Pembroke Lakes area in Pembroke Pines (and maybe Chapel Trail), and the area in west Miramar that is west of 172nd Ave probably stand a better chance than other inland areas.
