Safety? What the HOA covers? Etc?

Cobblestone is located in the city of Pembroke Pines in Broward county. Condo fees varies aproximately from $255 to $380 per month depending of the size of townhome unitand it covers all amenities like pool, exercise room, billiards, trash, common areas, 24 hours security gated community, basic cable TV, etc. Complex is pet friendly and located west of I-75 highway in a safe area.

I agree. The HOA fee is up there, but the townhouses for sale are reasonably priced. Hmmmm...

What do you consider to be reasonable? When my wife and I looked, they seemd pretty high up there. Not sure how much they have come down since then though. You also need to watch out for the property taxes.

There are about 6 2/2s that are at 150k. I just noticed the property taxes and they are high too, whats the reason for that?

Be very careful when buying or renting in cobblestone. The units have chinese drywall in them and you can compromise your health as well as ruin your appliances, computers, air conditioner coils.
There are professionals that will test for chinese drywall contamination.

Poster is confusing Cobblestone in Pembrook Pines with another community with a similar name.
The problems are at, among other places, Cobblestone CREEK in Boynton Beach.

No, the Cobblestone development in Pines had the Chinese drywall problems, but all the affected units have either already been repaired, or are in the process of being repaired. Still, I would reccommend asking for verification of such before going forward.

(BTW, I am a resident of Cobblestone, so I know of what I speak)

I should add that not every unit in Cobblestone was affected with the drywall. Anything that started construction after the spring of 2007 should not have been affected. This includes all of the 3-story buildings (1st floor condos with 2-story townhomes on top) and generally anything south of SW 10th St.
