Contrary to what you hear, prices in some parts of South Florida have gone up in the last year (Weston, Cooper City, Pembroke Pines, Coral Springs)...

Nice!!

When I bought my home in 09 for $160K it was already appraised at 200K. So hopefully it has gone up since it's in W. Pines.

Who cares? Prices will remain stagnant for some time. There is no demand and nobody has credit. Average families wealth has decreased 50% since 2000. The only people buying houses these days are rich Europeans and Californians.
