Anyone have any (anecdotal or otherwise) information on the Riverland area of Ft. Lauderdale?

Yes. Riverland is located in SW Fort Lauderdale in the northwestern crux of the 95/595 interchange. It is wedged between 441 on the west and Davie Blvd on the north. The area is a small pocket of decent/somewhat nice homes. Unfortunately, it is surrounded by undesirable areas. The 441 corridor and Davie Blvd are really sketchy areas.

I personally would never think of buying a home there, but it depends on the person.

The area is low-income to blue-collar, with a few nicer homes scattered among some poorly maintained homes. Homes are generally small and many have code compliance issues. I would not say it's an unsafe area, but property crimes and burglaries are definitely a significant issue. It may be one of those areas where if you can buy low and hold on, the area will improve over time. If you're considering this area, try shopping further east as much as your budget allows (such as the Shady Banks/Tarpon River area just east of I-95).

the code compliance problem is something I've noticed all over Broward county--what the hell? I don't understand how that happens.

Sometimes it's ignorance of the rules, but in recent years (during the "boom") shady home flippers would do improvements without permits in an effort to sell properties quickly. Also, many older homes built in the 1950s -60s are small, and were intended as vacation homes. As families moved in, they added a bedroom in the garage without a permit, or an addition on the back of the house. Enclosed Florida rooms/patios are very often a problem, as are sheds that are up against a property line setback.

The best way to avoid the problem is to go directly to the municipality and research all permit records. You cannot count on your real estate agent or title company for this.
