Rock Island seems to be a good cutoff point. In general, the west has decent homes, smaller about 1500 square footish. There are some retirement communities as well. As with most areas west of 95, the western areas tend to be nicer, while the closer you get to 441, the lower the property values and quality of the neighborhoods.

Avoid neighboring with North Lauderdale. Very close to Tamarac in some parts, but is a troubled area - high crime.

North Lauderdale is fine with an average crime rate. Yes it's predominantly black but that doesn't translate into "troubled". There are a couple of shady duplexes off of Kimberly Blvd, nothing significant enough to even spill over into surrounding neighborhoods, let alone Tamarac. The rest of North Lauderdale is no frills but very clean. People tend to confuse it with Lauderhill and Lauderdale Lakes which are a lot worse. Proximity to State Road 7 would be a bigger concern, IMO.

I actually drive to N. Lauderdale because they have a great park, Hampton Pines Park. One of the best neighborhood parks out here IMO. It is predominantly black and but I do see lots of people of all races walking around especially with their dog.

Where is this? Do they allow dogs off leash?

These two are off McNab Rd. east of University Dr. in North Lauderdale.

Hampton Pines Park
7800 Hampton Boulevard

Woodville Dog Park
1500 S.W. 83rd Avenue

I am not sure if they let dogs off the leash since I don't own a dog and don't go there. As far as the people I see walking their dogs, I saw this on the sidewalk and they were leashed.

This is the best dog park ever. But don't tell too many people. There was just fresh grass planted and there is a drinking fountain for dogs, a plastic "pool" and hose and agility area. Plus lots of shade, benches and poopy stations. Very nice people there too. Some need to stay away if they have badly behaved dogs though but 99% are fantastic and my dog had a blast there.

I am glad you liked the park. I looks better than the two by University and South Gate. No trees there.
