Default Southeastern Lauderhill (Broward Estates and St. George)

I am in the process of purchasing a home in Southeastern Lauderhill, and I haven't been able to find much info on this neighborhood. It looks ok but, I'd like to hear a Ft Laud perspective just to be aware of my new surroundings. I'm from NW Dade originally so I've been around cities like Miami Gardens and Opa Locka my whole life. The name of the neighborhood is Broward Estates. I was surprised this neighborhood is part of Lauderhill because it's so far South and East. It is closer to Ft. Laud. This neighborhood is off 35th Ave and Broward Blvd. Basically 5 minutes East of Plantation and 5 minutes West of Ft Laud. I learned it was just annexed to the city of Lauderhill a couple years ago.

I guess no one from Ft Laud area knows about this neighborhood.

This is one of the worst neighborhoods in Broward county. It borders the unincorporated areas that border the BSO Headquarters. If you are comfortable with NW Dade county, then you may be comfortable here. But as an individual who is very, very familiar with the criminal profiles of neighborhoods across Broward county, I would say that this area is absolutely one of the worst.

LOL, that's what I expected from people in this forum. What exactly makes it the worst, and what are these crimes you speak of? Burglaries? I haven't seen high crime stats for this neighborhood and in my house's immediate area. This area is mostly single family homes and is residential. If there were a bunch of apartments and rental properties I'd be worried, but around there is mostly families trying to get by like mine. It's a great spot in my opinion bordering Plantation to the West and Fort Lauderdale to the East. Lots of things to do and places to buy groceries near by. I plan to have my alarm and house protected anywhere I'm at though.

Rootzdread, if you don't want feedback, why do you ask? The area is higher crime than other suburban places that you can live... you can go five minutes west into Plantation and not have to worry about depreciating home values due to the crime reputation. I've seen some of your other posts and you seem intent on living where others advise not to. So, my advice is to go with what you know you want to do and stop seeking confirmation from this forum -- you won't get it. Most people here that live in the suburbs would advise you to buy in a more stable neighborhood. Period.

Most local people know that neighborhood as "Parkway". It's not all that bad, there are a ton of neighborhoods like it around Broward and it is definitely not among the worst in Broward County, it's probably more on the lower middle scale. It's mostly owner occupied homes with some rentals on the fringes, many properties are well maintained and some aren't, some blocks have drug activity (mainly renter areas) but most don't, it's generally safe to walk around but there is moderate property crime, yes, it's mostly occupied by working to middle class blacks and some people think that makes it a bad neighborhood, but why such a need to seek confirmation on what you already know?

I'm not from Fort Lauderdale, I'm from Miami-Dade and this is the perception I also had of the area. We're a middle class Black family too and this is what's in our budget. So add one more working class GOOD Black family to the list for this neighborhood. I believe in making our community better despite what's perceived of us county wide.

Ok, but you didn't specify what type of crime. I do want feedback but please be specific about the crime there. To me this is clearly not an Opa Locka, Liberty City and Overtown where I have to worry about gunshots. So what type of crime is there? please specify because I have not been able to find anything on it. It reminds me a lot of the quiet areas of Carol City. My family cannot afford Plantation 5 minutes to the west, this is within our budget. I believe in working to improve a place anyhow, but I just want to be aware of exactly what kind of issues I will be facing. Just driving through there and visiting the area I have not seen much. I am not seeking confirmation from online strangers, I know what I want but instead of just saying this is the worst, you need to specify exactly what you are talking about.

If you are comfortable with the areas you mentioned then you should be fine. If you are looking for an upgrade and a sense of stress free neighborhood then broward estates is not want you want to be looking at. Lauderhill itself has more calls for service and one of the highest crime rates in all of broward county. Crime is not specific to area but you will find a lot of home/vehicle burglaries, theft, loitering, domestic, etc.

Crime is not as visible in broward estates as it may be in other parts of lauderhill and or even dade. But it all depends on the time and day. The problem is that its stressful living cause you never know when you will come home to a broken glass sliding door to the rear (from 15-18 yr olds) looking for jewelry and fine items to pawn at the swapshop and else where.

MOre serious crimes related to drugs and violence are near 19st off of 441

But, broward estates is usually quiet after dark

It is not the best part of Fort Lauderdale but it isn't the worst either. The area is fairly well kept and you don't see scary guys hanging around all day. My impression is that it is a mostly lower income, stable area. When I have to drive through there it is not scary.

There are more middle class blacks in parts of Sunrise (west of turnpike) and some of the neighborhoods are better.
