Default Is it true that most of Broward County is in a flood zone?

Broker friend told me so.
Looked in FEMA flood maps and it seemed that most of county was in 500 year flood zone but I did'nt make a study of it.
Is she right? (my friend)

Oh, by the by, Palm Beach County?

Once you get to the 100 year flood zones, it isn't a big deal. 500 year flood zones are not even worth worrying about, even if you got FEMA insurance, the premiums for 500 year zones are very small. I would bet vast amounts of American real estate lies within 500 year zones.

So sure, your friend is probably right. But I would not give a 2nd thought to it. I own a fitness center that lies within a 500 year zone, area residents in their 90s say there has never and probably will never be any problems. And our flood insurance required by the bank is a few hundred bucks a year.

20 year flood zone? Well now you are talking about an issue.

Default Broward Floodzone Info

Approximatly 85% of Broward County is in a Special Flood Hazard Zone, this equals if you have a home or equity loan you will be require to carry a flood insurance policy in these areas, no matter who you are.

The main factor is how much higher you are than the calculated flood level.
The house that is 1 foot +/- above the calculated flood will pay 50% less,
while a person 1 foot below will pay double or triple.

Palm Beach I have to look for the county map link, I think it is around 50%.
