that number you keep quoting is not the mean income it is the mean HOUSEHOLD income.

Household income is not to be confused with family or personal income. Household income is often the combination of two income earners pooling the resources and should therefore not be confused with an individual's earnings. Even though the term family income may sometimes be used as a synonym for household income, the US Census Bureau defines the two differently. While household income takes all households into account, family income only takes households with two or more persons related through blood, marriage or adoption into account.

I have not been able to find anything that shows average individual incomes for broward but did find this

No, that's the median household income you linked to . Don't worry, I know what point you are trying to make and I wholly agree. I'm just a detail nerd, as the per-capita is different from the average .

Do you know what broward county and the census uses in order to come up with these numbers? Broward and Census differ by about 10 to 20 thousand or so. I know the census also was off from NYC population estimates. Would be interested to see what is making them differ.

Broward is using 2005 census data (as they cited), which means it's outdated (A 2006 survey has come out). I don't know about NYC but chances are they may be using outdated data.

well in the case of NYC, the city government of NYC they challenged the census numbers and they were able to prove that the census was wrong.

True census data is only released every ten years, everything in between is merely an estimate...

Even so, not everyone fills it out. Or they just fill it out incorrectly.

that is true so then this supposed median household income they are quoting could be wrong also. I don't see how the median household income could jump up by 10 to 20 thousand dollars in just a year.

Population also dropped slightly over one year. You know they say this region is ridding itself of it's middle class...but yes the community survey must be taken with a grain of salt until an official count is done in 2010, although it is fairly accurate.

I doubt its accuracy given that they have been taken to task in NYC and some other cities (i cant recall which ones). If you check the NYC forum you will find a link to a article on the subject.

As to the brain drain that is going on in south florida, there was a article on NPR a few months ago. They were saying Florida is in trouble as far as educated people leaving the state. They were thinking of passing legislature that will pay a percentage of school loans to those who were educated here and remain here. It will be something like 2% for the first year and go up to 8% depending on the number of years residence in the state.

Just stay longer and try to buy houses let's see how it goes...it's not easy to make it down here. By the way...didn't know we have huge cinderella-like houses. Where are they located? You must be new and confuse
