A budget of $1000 for a 1/1 is going to be very difficult in a nice area. You could probably find that around the Sawgrass mall, but it's not really a desirable area to live in. Fort Lauderdale would be great and fit most of your requirements. It's also relatively quiet for being downtown. I pay $1500 for a 2/2 in the Victoria Park area of Fort Lauderdale, so I'm 5 minutes to the beach, and 25 minutes to the Sawgrass mall. If you could up your budget just a few hundred dollars, you could find a 1/1 close to your budget. I do however know someone who had a realtor and paid $800 for a 1/1 down one of the side streets on Las Olas. He didn't have reserved parking, but it was a small building (only 4 units) so there was never a problem.

Is your boyfriend going to be working as well?

Most buildings typically offer one reserved spot, and then you would have to pay for the second. I lived in Camden last year, and we had to pay an extra $75 per month for the second reserved spot (well, it was a parking garage and you could park anywhere.)

Tons of people have dogs and it's easy to walk around. There's also a Publix, Whole Foods, Winn-Dixie, and Fresh Market in a few mile radius. Also, you're in South Florida, a lot of people are Jewish... unless you're looking for a predominately Jewish area, if you live somewhere nice, you'll find good people as neighbors regardless of religion.

Most of Fort Lauderdale is fine if you stay east of the train tracks.

Something like this is exactly what I'm looking for! We pay 1300 now and I'll have the only income until he finds a job so I just want to ease our burden by having a lower rental budget. We can probably go up to 1600 but what's the point of living in a lower col area without paying less rent? I have a feeling the area you are describing is what we want. If 1500 can get a 2/2 im sure we can do a 1/1 in a similar 5 min walk to the beach area. I'll look into victoria park... Are there any other areas you recommend similar to what you decribed?

If the building itself has parking that is all I'm looking for (hopefully free or just pay for a 2nd spot). I'm tired of spend 20 minutes circling my neighborhood looking for parking when I come home at 8pm. We are also considering Wilton manor as rent looks ok for the area. How close is that to the beach?

Wilton Manors is a beautiful city but it is west of US 1. It's just west of Dixie actually. Did you google map it? I don't show it as being a 20 minute walk to the beach.

I see where you're coming from in terms of comparing COL in the northeast with south Florida but I don't think you've factored in the desirability and demand for rentals in your desired area. In other words, a 1/1 for $1300 in a safe area in the northeast could very well be cheaper than a 1/1 that is a 5 to 20 minute walk to the beach.

fsu00's apartment might be a 5 minute DRIVE to the beach but there's no way he can walk there in 5 minutes from Victoria Park -- it's more like 40 minutes. Wilton Manors is even farther away than that. I really don't think you're going to find much in your price range within a 20 minute walk to the beach. Remember, you have to cross a bridge to get to the beach so don't measure the distance as the crow flies.
