Moving into the area, thinking about pros/cons of renting for a year to build or gut renovate a house.

Young couple, our work is in Plantation / FLL.

Anyone have experience doing this sort of work with an idea of cost (2 beds, 2/2.5 baths)?
Areas I should look at?
Recommendation to stay the heck away from doing something like this?

Permit, permit, permit, permit. Don't even attempt this without proper permits or it could cost you double in the long run with fines and having to tear things out.

The days of finding a deal on a house that needs renovations are long gone.

If you find a $200,000 home in a neighborhood full of $300,000 homes, it is going to need a $100,000 worth of work.

You may be able to find some wiggle room in townhouses or condos but there is literally nothing in our market that hasn't already been snapped up.

Plantation notoriously has the most difficult planning department in South Florida.
