To add- not all communities are gated. Weston has an older section named Bonaventure and does not have gated communities.

If you mean homogenous in look, yes. If you mean homogenous in population, then you have clearly never been here.

Weston is a way different vibe from Boca. Boca is coastal, while Weston is WAY inland. Weston can only be compared to west Boca in that they are both family oriented areas but Weston tends to have a more educated and more diverse population, and because it's newer it's even cleaner and more homogeneous looking to the point of almost total sterility. Weston is also significantly less congested than anywhere in Boca or even Jupiter (Weston doesn't have an Indiantown Rd). Out of the three, Weston has the highest income levels, but Boca probably costs the most and is the most "sophisticated" as well as having the most wealthy retirees, whereas Jupiter is a little sleepy and Weston is more of a family community.

Really, the only way Weston and Boca can be compared is that their both "New Money", although you will find Boca to be much more showy and pretentious than Weston, where when you visit you would never guess the median income is 20 thousand dollars higher in Weston, you would tend to think it's a more middle class community, with the exception of some of the showy upper class Venezuelans and NE transplants. Boca is all out plastic, while Weston just has a little bit of that vibe in the air.

I consider Jupiter to be pretty middle class...

It's too far from the water to be the "New Boca".

Weston is not really the new Boca. I live in Weston and go to school in Boca. I love Weston, but Boca irritates me.

Boca has alot more retired folks and is much more congested than Weston. Weston has a much more ethnically, and culturally diverse population. There is a large Jewish population in both cities, although Boca has more older Jewish folks and Weston has more Jewish families.

Weston is HEAVILY hispanic while Boca is not. The hispanic population is not monolithic, like Miami's Cuban population. People hail from all over South America and the Caribbean with a large concentration of folks from Colombia and Venezuela. The hispanic population is as affluent as the american born population (if not more so).

Both cities are affluent and the businesses located there reflect the affluence of the cities. You will find fine restaurants, jewlery stores, specialty shops, nail salons, and other upscale businesses in both locations. However, Boca has more large scale shopping centers. Weston does not have a large mall like Boca Town Center or Mizner Park although the Weston Town Center (much smaller) has some shops and holds community events.

Default Schools in SF

American Heritage School, Plantation, FL. I have two children that matriculate, ages fourteen and eleven, and they have been at the school since pre-k 4. I think that AH has the most well rounded curriculum of the private schools in SF. Students have been accepted to all the ivy leagues, but more importantly, ALL students are encouraged and guided towards collegiate work. My children are not 'robots' that you see as a product of some private schools; and I am watching as they are growing into two mature, capable, and self-sufficient individuals. Ask them - they love where they go to school. I guess the best word for the school is 'balance'. This year the school is first in the state of Florida in math competition, its also first in the region in men's basketball, and first in the state in science competition. I believe that PineCrest school has the history and reputation in South Florida, but I wonder how long this will last as AH keeps adding student accomplishments.

Joel, you're so right. AH has changed so much over the past 10 years. When we first visited, we asked to see the library and it was basically a classroom with a few bookshelves. Now, it's the size of some public libraries! The plays were performed on a portable stage in the cafeteria/gym - now they're in a 3 story high 800 seat theater with carpeting and cushioned seats! It's just amazing , and you're right re its reputation vs Pinecrest - I believe they will surpass them, although it might take a few more years. The idea to give scholarships to entering 9th graders based on their performance on SAT tests was brilliant. Instead of the top 5-10 kids going to the Ivys, there will be a dramatic increase in that number as time goes on. As word of that goes out, it will bring even more cred to their academic programs. They will then be a triple threat - sports, fine arts and academics, and Pinecrest may end up looking a bit dated.

And, something you might not be aware of. Dr Laurie identifies the top 25 scorers after the sophomores take their PSATs. To these 25 he offers free SAT tutoring in their junior year. My son went from a 216 on his PSAT to a 231 after this class which will easily snare him National Merit status and all those scholarship offers that go along with it. On the SAT that he took in March, he got a 1580 out of 1600 (!) on math and reading and another 760 on writing for a total combined score of 2340 out of 2400!! My son absolutely credits the SAT coaching class that Ray Dass teaches. Even if your kids don't make the top 25, I'd highly recommend this class even if you have to pay for it. The increases the kids obtained from it are incredibly impressive.

Weston is beautiful--it looks like Disneyland every day. It's a joy to ride down a main street and see the beautiful flowers and trees, with everything clean. All is there except department or discount stores, which are only about 12 minutes away at Sawgrass Mills. It is lovely. I lived in a gated community (The Springs) and felt safe at all times. The gated communities do have a cost, however, so check out how much before you buy.
