Hi, moving into the pines area and wanted to know what people thought of East Pines areas from Taft to University. Specifically Pembroke Lakes, Pasadena, etc. Looks like older neighborhoods that still got some years of quality left in it. Would prefer to hear from people on the ground. I did speaks to one guy who lived in the area and didn't give me the best feedback. Said it was turning into Hollywood.... whatever that means. Thanks!

Nah. My wife and her family are all from there. Left for NC yrs ago, and I know it's only gotten worse.

I've seen some horrible driving in FL. I mean idiotic. But in that area, just about 2 months ago, I saw a guy come to a red light...stop...and then just proceed right thru the light and keep going straight. Fla is bad, but Southeast FL is even worse by FL standards.

The Pembroke Lakes area is fine. There are better areas further west but you would be fine as long as you use common sense. There are actually a lot of middle/upper middle class families in the area.

It's right near Hollywood Beach Florida so that's what he meant.
I like Hollywood so I wouldn't consider that to be a bad a thing.

But in my opinion the area that you are asking about is very different from Hollywood even though it's real close.

It's a pretty area.
It doesn't seem unsafe to me.

The area doesn't seem very "pretty" to me. Not ugly either, just kind of ok.... Seems like a lot of these homes have been in neglect since probably the recession, my guess is not so easy credit and the ridiculous expense to own a 1970s 1800sf ranch home. I mean come on 300-400k for one of these? We will most likely be renting at first, which is also ridiculously priced. The more I look at it the more Im getting turned off, pines Blvd and Flamingo are a real pain in the morning and afternoon, and on the weekend, ugh!! So I think we will be looking more in Davie or Cooper City.

I agree East Pines isnt bad at all, im just thinking 10 years down the road.
