Usually between $100K-$200K, rents depend on the area but usually between $1200-$1600. Most single family homes under $140K in Dade or Broward are going to be either in need of a good amount of repair or in economically more distressed areas. But deals can be found in areas that are on the border of nicer neighborhoods. The level of disparity between a modest income neighborhood and a straight ghetto is wide, so be mindful of any really cheap stuff.

You may find good investment options in the areas that you have mentioned. You alway's need to run your numbers though whether it's in a good area or not. This includes your ROI, Cap Rate, etc. Keep in mind that you also need to account for repairs that tenant may incur on your property.
