Opinions on Hampton Lakes ON Weston (Sunrise, Davie: hoa fees, rent , house)

I am looking into buying a house in Hampton Lakes in WESTON. I need your opinons please... any info would be greatly appreciated!!!!

That's actually technically in the city of Sunrise, not Weston but if you told your friends that they would think that YOU are lying, but you get the advantage of (mostly) Weston school districts (high school is Davie, which some seem to like better anyway) and lower Sunrise taxes. That's a very safe area, the location is central, but off of Weston Rd it can look a bit dated compared to the sparkling newness of the rest of Weston, and those homes did not appear to take Hurricane Wilma well. They also have very small lots and the homes themselves are quite dated inside, but the homes are much more inexpensive than surrounding neighborhoods and there is nothing wrong with that neighborhood itself, but yes, construction quality seems pretty shoddy. I think their HOA fees are pretty low as well but I'm not sure about the master association. If you NEED a house or you are going to rent it's a better choice than other affordable communities. All and all it's actually a decent neighborhood but make sure you get the house inspected if you plan on buying, which I wouldn't do in todays market...
