Default pompano beach

i'm really considering moving to pompano in about 6 months and was just wondering if anyone could give me any info.

I don't know about living there but they have some of the best off shore diving I have ever done

Pompano Beach is a little smaller and slightly less upscale, for the most part, than Fort Lauderdale. While the beach area has no shortage of multimillion-dollar condos (with more going up every day), there's still a bit of an "old Florida" atmosphere in much of the city. Lots of nice older neighborhoods in the eastern part of the city and just west of Federal Highway in the southern and central sections. Stay away from the Hammondville Road area and certain parts of western Pompano on either side of I-95. Several retired ships have been sunk offshore to create artificial reefs, so there are excellent opportunities for diving. Traffic on Federal Highway (a monument to urban sprawl) and near the beach can be almost impossible, but you'll find that almost anywhere in South Florida.

To me it means the way things were before Florida really boomed, high-rises went up on every square foot of property, and older areas became gentrified. Still some mom-and-pop hotels among the high-rises and waterfront mansions (Lauderdale-by-the-Sea, just south of Pompano, used to be this way, but it is changing fast) and many old homes just west of downtown that date from the '30s and '40s. Also a bit more laid-back and casual than Fort Lauderdale, South Beach, etc. Unlike many beach cities in South Florida, the downtown area is pretty much the same as it was when I moved here 20 years ago (and according to my wife, who is a native, the same as it was 20 years before that). Fort Lauderdale tries to promote itself as a major, world-class city and has reinvented itself several times over the past 20 years; I wouldn't say that's the case with Pompano.

Exclamation Avoid Europa by the Sea Condos

All I can tell you is to avoid Europa By the Sea condominiums in Lauderdale By the Sea. I live there and there are tons of problems with the construction of the building. Everytime it rains, water comes gushing into the lobby, gym and community room. There are chunks of foundation crumbling away from the foundation of the building in the storage rooms and there are large cracks (about 1/2 inch thick) in the concrete foundation. The pool is only three feet deep (like a kiddy pool), the spa hasn't worked in months. The management is horrible. On top of that the maintenance is $1850 per month. Its an absolute joke!

Smile Pompano Beach

There are residential areas in Pompano Beach (east) that are very nice.
TerraMar, Harbour Village, just north of McNab Road area, Santa Barbara - I grew up in Lighthouse Point which is east of US 1 (Federal Highway).

What is your price range?

Haha! I know someone that lives in there and have been inside Europa. Gorgeous units, huge balconies, floor to ceiling windows and the exterior is beautiful as well. I had heard that there were some issues in there, but not to that extent. $1850 maintenance is ridiculous, I don't care how nice the place is. Good luck in there, hopefully they'll be able to fix some of those construction issues.
