Default Considering relocating to Coconut Creek area..HELP!

Hello,
I am a young professional who currently lives in Philadelphia, with a chance to purchase a business in the Coconut Creek area. After my first visit to W. Palm when I was around 21, I have always wanted to move to florida.
The business would be located in the Coconut Creek area, near the Walmart Super Center(which I am not sure is even built yet). I wanted to get some advice from people who lived outside of Florida and relocated to the S. East area of Florida. What do you think, do you love it? Really..any advice would be greatly appreciated!
And for the local Floridians: Any advice on which areas to live in. I would be looking to rent for the 1st 6 months to a yea till I really figured everything out. Would prefer somewhere with a short commute to Coconut Creek, good nightlife, friendly people, affordable but by no means "ghetto."

I just sold in Coconut Creek to move further North but I loved Coconut Creek.I was in North Coconut Creek, which is newer and has more gated communties (not that I cared for that).I would recommend the Winston Park area.Great place to live.Good luck!

Be careful with the business you are going to run. The turnover and attrition in South Florida is at a phenomenal rate. Small businesses are clobbered by the unstable market.

Coral Springs is a great place to live. Lots of restaurants and community stuff to do. voted 10th safest cities to live in.

Houses are a little steep but, you can find some really nice townhouses or condos (eve 4 bedroom ones) at a great price.

Yea, someone else mentioned CS to me. I plan on renting for a while, maybe for a year or so. Any idea what range I would be looking in for a decent 1 bed condo? Also, how far would the beach be from CS?

If you are desperate to sell than lower the price substantially. All you are doing now is chasing the market down. Appraisal numbers are worthless. Your house is worth what someone will pay you for it.

Parkland is loaded with rentals and homes for sale. I have seen the same ones on there for over a year.

The sales history of your house is $263,000 in 2002 and $320,000 in 2003.

It isn't worth remotely close to $485,000, no matter what Zillow says or some appraiser says. Your house is worth $370,000 Why? Because that is 5% appreciation for the last 3 years from the $320,000 paid three years ago.

A remodeled kitchen is expected these days, especially with all the brand new houses for rent in Parkland for $2500/month.
