I understand its 2-2.5% of the purchase price but how often do they increase them??

I thought they lowered it to 1.8%, but maybe I'm wrong. I also think there is a little more into it than that. I Know that when I was looking at homes in Florida, some of the homes were like 200, but the tax was like 8K, they said it adjusts accordingly, but I don't know anyone who has bought anything recently, so I can compare.

my friend just told me about the Homestead tax, so she said if u are spending 400k lets say its really like 360k...she mentioned it went up to $40k for the rebate...

Is this correct info???

Homestead exemption is $25,000 for school tax and $50,000 for other property taxes. So on average, $40k seems roughly alright.

but that doesn't apply untill the following year right? So, if I move into a home that is 300K, my tax for that time should be around 6K right? Then the following year when taxes are assessed and I've been approved for the homestead, it should be around 5K? Am I understanding this correctly?

To answer your question, not necessarily.

In my case, last year, I paid what the previous owner had to pay in 2008, even though we closed in May. Since she had homestead/SOH for many years the tax bill was low. I benefited my previous owner's exemptions.

However, this year, I will be paying according to the new true just value. As a result, I have to pay a higher tax this year. According to bcpa.net the new just value will be finalized on June, 1st 2009.

Now back to your case, is 300k the purchase price or the current assessed value? If former, then this will probably determined your next year's tax. This year tax will most likely depend on what the current owner is paying. If latter, then it will determined this year's tax and your next year tax will be based on the purchase price.

homestead exemption is now 50K. The property tax assessed values you see on the broward county property sight are not correct. Per their site :

to be honest - I don't know what the assessed value is and don't know how to get that info without actually having the appraisal done. I mean, I have done zillow and trulia, but am not not sure how accurate this is.

First, appraised value is not assessed value. You can check the assessed value of a property from bcpa.net.

Gotcha - I'm going to bookmark this site, so I can have a good idea going forward. Thank you. There was a question I had in the Weston Thread, that I hope you could answer. Someone mention that Weston is upscale. Would someone like myself be looked down upon? I am a Legal assistant and my husband is a steamfitter, so we are working middle class (what ever the heck that means). I was looking at parkland because of the schools etc., but i didn't get a warm fuzzy feeling about the area. Obviously, Parkland is within my reach because of the turmoil the market is in. I really think that I will like Weston, but neither do I want to feel like an outsider in my own home because I'm not an Attorney or Doctor. Your honesty is really appreciated. Thank you.
