I really like it. There are some sketchy areas I hear, but someone would have to point them out to me, because I have never seen any. A friend of my son's moved there from Weston, and is in the IB program at Atlantic High. Loves it and was just accepted to Duke.

My really good friends mother lives in Boca and she loves it. Not sure what the difference between West Boca and Boca, but I'm sure it is all nice.

The general answer for all of South Florida is that the farther east a place is (closer to the beach), the older it is, and the wealthier it is. The lowest income groups live just west of these wealthiest areas. When you start going out west from this middle group, you get wealthier again, and the population is mostly families because of the new development.

Just found this from a google search which may give you a few leads:
Many of these affluent gated communities are large enough to be designated as census-designated places, including Boca Del Mar and Boca Pointe, geographically in Central Boca Raton, and Avalon at Boca Raton, Boca Falls, Boca Winds, Boca West, Cimarron, Hamptons at Boca Raton, Mission Bay, Loggers' Run, The Polo Club Boca Raton, Sandalfoot Cove, and Whisper Walk as Western Boca Raton.

Hi everyone! Happy Valentine's Day.
As someone who went to Olympic Heights High School (the original public high school in WBoca, before they built the new WBoca High) and lived in The Shores on Yamato, west of 441, I can assure you "diverse" is never a word I would use to describe this area. When I was in high school (2000-2004) about 99% of the diversity was bussed in from Delray Beach. From what I heard, all of the good teachers went to WBoca and Olympic Heights has suffered.
If you are looking for cookie cutter McMansions, communities where undercover board members drive around and fine you for having a weed sprout on your driveway (my neigborhood!), WBoca is great. It is VERY safe & full of families. I think the location is perfect - 15 minutes to the mall, the beach, FAU, Mizner, has lots of great restaurants, bookstores. Beautiful landscaping everywhere. But diversity is not something that immediately creeps into mind. There may be some neighborhoods that are more diverse than others, though.
East of 441 are the neighborhoods I know best: first and foremost, check out Mission Bay. It is a collection of smaller communities on Glades, east of 441. Going west from there are the subdivisions of Loggers' Run - more land for your money! All the way west off of Palmetto is Boca Winds. Boca Falls is all the way east in between Glades & Palmetto, beautiful houses but more expensive. On Cain Rd, between Glades & Yamato, are Boca Isles North & South. Heading west on Yamato are Saturnia, The Shores, and The Lakes (another collection of smaller subdivisions).
Hope this helps!
