Default Over 55 communites that have houses

Any suggestions on where we can look in southern florida for communites that have single family homes - nothing extravagant but would like to be close to the beach.

There is a small area here in Plantation called Lauderale West, its a sub, I believe is 55 and over. They have like an old florida look to them. I think Plantation is a great friendly area and we are about 20 minutes from Ft Lauderdale. Here is a link of one listing that is for sale in that neighborhood, I think there are a handful of others. I live in Delray Beach in a 55+ community that has single family homes and villas also, Rainberry Bay is an 8 minute drive to the beach. In Delray there are quite a few of 55+ comunities also in nearby Boynton Beach.

there are tons....tamarac and margate have a lot...so does deerfield.

They are not too hard to find if using the mls or a realtor as most are clearly 'for older persons' in the listing. From the mls or a realtor you can start getting an idea of which communities are 55+ and which are not.

Please be advised that although a community says they are 55+, it does not mean they are. If the documents of the community have the old paragrapghs about 80/20 (80% older and no more than 20% under 55) and nothing to do with the new laws passed 9 years ago, they are not 55+.

If you buy a home and someone under 55 gets smart, they can try to rent or buy a home and sue the community (you and your neighbors) under florida law. And then your community is no longer 55+ and you are living next to teenagers. On the plus side your house will be worth more and you can sell it to get your legal assessment back.

That is the only thing you should be worried about, other than that there are tons of home 55+ communities down here.

A not so complete list is also available by searching myflorida.com for 55+ communities. They register with the state whether they are legal or not, and state they are 55+.
