west pem. pines/miramar?
I was just told to look just south of Weston, west of 75.
Anyone live there? Thoughts?

Not laid out as well as Weston, but nice. I prefer Miramar to Pines (if we are talking west of I-75) as I think it's cleaner looking and less congested, but on paper both are about the same in most ways, with the biggest difference being that Pines has a better middle/high school and Miramar has slightly better elementary schools if schools matter. I think aesthetics were planned better in Miramar considering most of that area wasn't built yet until around 2003 or so, yet it already looks as lush as the 90s built communities in west Pines (which is to say not very lush). However, there might be less rental riff-raff in west Pines. I prefer the relative "freedom" of SW Ranches or the predictability of Weston to both areas.

If you are going to live in Miramar, forget west of I-75 as there are some very shady neighborhoods off of Dykes road and continuing west to 172 ave (Riviera isles and Nautica) Shady because of the occupants of these homes. Miramar was very had hit by the foreclosure crisis and many of the homes are renters. Take a look at what the bus drops off after school off Dykes Road and you will not want to live in the area. Sunset lakes in Miramar which is west of 184 ave is the only really nice and safe area of Miramar in my opinion. Good luck !

Where are you going to be working? I prefer Miami-Dade County myself, but if you wish to live in a nice suburban area of Broward I would suggest Hollywood Hills, Hollywood Lakes, Pembroke Lakes, Cooper City, and western Davie. If you want to live in a planned community, gated type of environment I would suggest Weston. I do not like newer (western) sections of Pembroke Pines and Miramar that many people on this site recommend.. they're very sterile, cookie-cutter, and in my opinion, not very aesthetically pleasing. With that said, they're safe and have good schools, so if you work right around there you may want to consider them.

Yes Pembroke Lakes is a nice, well kept area with a lot of trees and not all of the homes look the same from each other. And there might be less rental riff-raff north of Pines Blvd although I'm not sure there is enough south to go as far as calling it "shady".
