I'm not here to argue about someone's issue with their appraiser. That's something that you would clearly have to take up with the mortgage company or bank or if hired by you then by confronting them. I think it is fairly clear that I'm just trying to clarify for some folks that were using the terms assessor and appraiser interchangeably. Once again, only trying to help.

Well, I know nobody commented on the post where I mentioned I made an offer on a house, but I want to add my Realtor hasn't heard from the seller's agent, so I guess even $20,000 above the tax appraisal is too low. I won't go any higher, but maybe there's a buyer out there.

This leads me to believe that appraisals, assessments, etc., only mean something when they mean something to the seller. If you can figure out what I'm trying to say, then I applaud you, since I don't even understand it.

Not only do I understand it, I've already said it. People will pay what the market will bear.

You can owe $300,000 and put in $50,000 worth of work. The appraiser can say the property is worth $150,000 and the assessor, $160,000, but if the property has been on the market for 6 months and you've received 10 offers and the highest was $100,000, or even $200,000 or $400,000, then that is what it is worth. A property is only worth what someone will pay for it. Not what me, the assessor, the appraiser and the candlestick maker think.

It is worth what someone will pay to buy it.

Exactly. Whether shady or not, one cannot unequivocally state that an appraiser goes into the home, as that's simply untrue.

Why does everything become an argument on this forum??? Sheesh.

I guess I was mistaking appraiser and accessor. Up here, the assessor never comes in your home. A paid appraiser always should, IMHO.
