they are not falling again (regardless of what the article says) it is a seasonal event that happens during the summer a reflection of what is bought (less expensive houses) not individual prices. so far in the 3rd qtr yr over yr it is keeping the double digit increases that the first two qtrs have shown.

we haven't talked foreclosures for awhile. Here's Jeff's latest report regarding september. It is one year after the Robo doc scandal, and the effects are still being felt. Luckily it looks like it is going to behind us very soon. Lis pendens filings were right around 900 when the robo doc scandal hit but it was a sharp descending trend line. if you follow the line down to where the trend would've gone it is about where the numbers are today... but...... between last september and today there is a piece of the chart missing, ones that would've normally been filed but weren't due to the scandal. There should be a slight rise in activity over the next couple of months to make up for the gap, there may be newspaper articles saying "sharp rise in foreclosures" or something like it. Even though it would be true to artificially low numbers it will be nothing like what was experienced over the last 3 years and is just to bring normalcy to the trend line. The biggest reason for the increase is going to be Jp Morgan apparantly back in the foreclosure game. at one time they were number 3 with filings and then stopped completely. The recent uptick over the last couple months is attributed to bank of america who had long been number one but had halted for about 6 months.

Over the next few months the foreclosure numbers should be legitimate numbers and give us a much better gauge on the future. I am expecting them be well below the 2600 lis pendens filed per month at the worst of the crisis , and am also expecting them to be below the 900 they were averaging before the robo doc scandal, I am expecting them to be higher than the 400 per month they were averaging at the peak of the robo doc scandal.

Jeff has yet to put out his backlog report which I feel is more the key to how long the recovery will drag out.

Why should it? We are coming off the worst foreclosure crisis in history and still home values are rising quarter after quarter.

Nice try, equal. You can't scare buyers away so you can buy up what's left at discount prices.

2011:
546 Sold /196 Active/ 571 AC,ACS or Pending
96 of the Actives are not Short Sales or Foreclosures
167 of the Solds were not SS or Foreclosures

Avg: 3/2 1559 sqft,
Avg sales price: $74,772

2010:
740 Sold
164 of the solds were not SS or Foreclosure
Avg: 3/2 1546sqft

Avg Sales Price: $70,412

Because there is a glut of home on the books, when they hit the market prices will drop further. It was already on the way down again per the county records.
So YEAH More homes on the market will mean lower prices, that's the way it is.
And if you believe that one person posting on this forum can affect the real estate market in SWFL, They you truly are a lost soul.

Do you have this data pertaining ONLY to gulf access homes? I'm a believer that home prices are indeed going up in Cape Coral and will continue to do so. And if/when the 2012 election breaks in favor of real economic recovery, I can see prices going up a lot more (gulf access that is).

I can't say much about non gulf access homes though as they have been excluded from our home shopping. Maybe Equalrightsforeveryone is right about those, who knows. Or is the recovery in prices for gulf access driving up the overall average of all homes combined?

While I realize there are far more homes in CC that are not gulf access, just look at the current availability of gulf access foreclosures. There are only 11 single family gulf access foreclosure homes available right now. And over the past 6 months I have noticed the quality of the homes in the sub $200k range has gone way down.
