We have been debating whether banks are holding back inventory or not. One very easy way to verify this is :banks cannot hide this. because they are publicly traded companies they have to put out reports of their balance sheets, showing non performing assets and also to prove that they are well capitalized.

I'm going to need a little help from a local on this.... In tommorrows Newspress (sunday print addition) they are doing an article regarding real estate owned by banks specifically in SWFL. On the online version they have the headline. Lee county banks have 36 million in real estate owned. There will be a lot of particulars that I hope it addresses. for one how much of it is commercial properties because one large condo project like Oasis grande or tarpon point could make up a large portion. also is the figure of 36 million represent what was owed on outstanding mortgage balances or did they "mark to market". This info will give us a very good idea of how much they are actually holding. For example if 100% were single family homes (which it isn't) and they were valued at 100,000 a piece it would be 360 homes that the banks are holding. I think the article will show much less than that. but it may shed some light on this issue.

So if someone could scan the article and post it would be much appreciated.

My guess is there is going to be a very small number of local banks with single-family unit mortgages or even individual condominiums. Not enough to matter.

News flash,
All the posts on here are someone's opinion.
Are you saying that the unemployment rate didn't go up from 8.8% to 9% on friday. It was reported widely in the news, the rest is simple logic. Leave the moderators job to the moderator. We don't need a self appointed hall monitor. You are the one that is trying to cause problems, not me. You don't like what I post use the ignore poster feature that's what it's there for.

I have noticed that many more real estate signs are popping up in front yards in my neighborhood.
Pwople are putting their homes up for sale, my guess this is do to the reports of rising prices.
I have seen at least six new signs go up in the last two weeks and it's a small area that I mean just where I walk the dog everyday. We'll see what effect that has on the market.

Two years ago half of the houses on our street were empty and signs for sale in the yard.Today one house sits empty and the rest have people living year round in them.No for sale signs on any of the houses on my street..Not even the old empty house. The demand in the yacht club area still seems strong at the right price.

Maybe it's the dislike of a certain neighbor and has nothing to do with anything market wise.
