Haven't really considered Port St Lucie, I have seen some houses for sale there thru Willliams and Williams Auctions, they look like nice homes, partial to the gulf coast

I don't understand why everyone talks so bad about Cape Coral. In my DD's class last week they were asking where everyone was from and 21 out of 22 were born in CC. My DD was the only that was born elsewhere. She was born in Hollywood, FL. BTW she is in 10th grade, which would make those kids 15 or 16.

I think it is the recent wave of ongoing issues that Cape Coral is facing that does not bring favorable light to it.

I am sure that there are several families who are happy living there.

But, if you lay out the issues: water/sewer assessment; home values in the toilet & nothing is selling [that cannot be denied; the city was even mentioned by name as being one of the worst in the nationewide housing slump right now], the lack of professional industry, excessive development by greedy people, & a lackluster city government...well, it's hard to pack up the kiddies & "want" to move there.

The one thing that appears a little overblown is the crime issue. It has its share of crime [gotta love the drunk guy who dragged the kid down the street in his car the other week] but nothing out of the ordinary for Florida.

Glad you enjoy it & I am sure there are many else who do. It's a large city. Hopefully, one day, it can start to fix itself to interest people to live there.

The population growth numbers were recently published. From April 1, 2006 to April 1, 2007 Cape Coral had a net increase of over 10,000 people. Those numbers factored in all deaths and all people who moved out. Thus, obviously, many, many people choose to make Cape Coral their home. The nationwide real estate slowdown has clearly affected Cape Coral real estate. However, unlike most other areas in the nation Cape Coral is absolutely roaring in growth. Last I heard, Cape Coral had 4,900 single family homes listed on MLS. But with its phenomenal growth rate, over the next four years, the city will add at least 40,000 more residents. Add that to the 20,000 people who made Cape Coral their home since the real estate market stopped (Sept 2005).and it becomes clear that the real estate slowdown will not be as long as many are predicting - at least not in Cape Coral.

The people moving into Cape Coral are from the Miami area, trying to escape that mess, or illegal immigrants, according to the local daily newspaper.

Meanwhile, in today's national news, Cape Coral's market is dropping like a rock.

Optimism is great! Bernanke will fix this mess, I can't lose money, Real estate can only go up, I'm from Boston and I seen it before,

Just as Hipknaster posted, the report that came out today SPECIFICALLY stated Cape Coral as being one of the WORST areas hit by the bust.

The RE slowdown is such a mess that a few people buying on Cape Coral isn't going to have an impact. That city is in such a mess, it will take more than a while it not several years.

And Publix & WalMart can't fix it.

It would be interesting to see many different aspects of these "10,000". Such as ages, professions, gross yearly income, alien status, etc.

Also, how many are full time residents of Florida who live there year round & add something to the economy & community?
