How much can you spend? If you want really really nice and (can be)pretty pricey, check El Dorado area around Rumrunners. If you want a little more affordable but still pretty nice, check the SE Cape, especially river side of Del Prado, south of Veterans. I've lived in this area of the Cape for 4 years and I love it.

Very well put, NYBill. As a mother of three, I can relate to your comments about activities for the kids. The new skateboard park along with the youth center has an anual fee of $55, you can not beat that! Parents are saving a fortune on afterschool expenses considering that several schools have buses that will take the kids there after school.

Smile Boating SW 38th Ave

Just wondering what the maximum draft acceptable from our lot at 406 SW 38th Ave would be when we leave the canal and enter the Matlacha Sound?

When we had the lot advertised, a couple of Captains seemed to be
concerned about that particular spot for water depth. My recollection
is they were running some 50' boats.

My 26' SeaRay (volvo DP) requires 42" but of course it'll timr up for
negotiating the shallower areas.

Had planned to build on that lot but just find it tough to leave the
friends in the Ft Walton Beach and Destin area. One day somebody
may make a decent offer, if not, one of the kids may want to build on it anyway.

I do think i'll hook up one of these boats & come down for a few weeks
this winter...starting to get a little cooler in NW Florida.

Hope the winter water level will handle a 22' Wellcraft (volvo DP)?

capt.bill...................you seem to know what you re taLKING ABOUT....my wife and I are exploring buying a vacation home around where you live..............we were told to prepare to pay 3k monthly in taxes, insurance , water and miscallaneeous charges .........whats your take on this info

Depends on price of home you purchase. Figure 1.65% of the cost of the home and that is what your taxes would be.

On the water you will need homeowners and flood insurance againe what you insure the HOME for, not the property it sits on.

Water is only part of it. If you are hooked to city water and sewer they charge for both. Then if have irragation lines add 10 bucks more tot he bill. Bill depends on how much you use.

250K buiilding & contents $2462 year

Insurance is only required if you have a lender/mortgage to satisfy.

I have to laugh at this entire thread, only because I remember when Cape Coral was "the" place to buy and how awesome it was at that time. Now, a few years later, it's a crime-ridden dump? How is that possible? If you want to sell your house fast, the last thing you want to do is point out the negatives constantly...yet that's what I'm hearing...why would I want to buy your issues? No thanks...

My Aunt and Uncle bought in Cape Coral in the late 70's and loved it. My cousin is with Lee County Sheriff's Department, and so was my other cousin, until he was killed on Del Prado Blvd in '86, bad auto accident. I always loved going across the river to Cape Coral, what a beautiful drive that was for me even at such a young age.

I don't think Cape Coral is bad at all, my husband and I love it there. It's a great time to get a house at an affordable price.
