Every city that has experienced new growth has some growing pains and it seems this is no exception. Maybe the Mayor, the City Manager and the City council members figured this would just fly by, but instead most of the homeowners went to meetings voiced there opinions and where heard, So IMHO things are not status quo as may have been the case in the past when it was mostly retired people living here. It also gave the city fathers an eye opening for sure that things will not stay status quo and you will be held accountable for your actions. This is what happens when younger people get involved and voice there opinions and vote on Election Day.

Now the median age is around 42 years old, new schools are opening up every year and state of the art. The schools also have what is known as a ZERO TOLERANCE rule. Any one fighting, belonging to gangs, carrying weapons or drugs or constant absences will be transferred to a less desirable school in North Ft Myers. In simple words don’t MESS up!!!!

The school system is on top of things and the best part is that if your child knows what they would like to do the school system will give them a curriculum supporting them and make the transitions to colleges a lot smoother. In simple words, you want be a nurse or something in the medical field? Your courses will more precise in sciences, chemistry and lab work and other items needed for college in that field. It makes that transition for HS to college a lot easier plus keeps the student attentive during school. It just doesn't have to be medical either, whatever your heart desires you can prepare for. My son has his regular classes and enrolled in the ROTC program in case he wants to join the service first.

The City has also approved to hire another 48 Police Officers to fill its ranks to a 100% and prepare for an influx of some officers that may be retiring in the near future

I bought my home here in Cape Coral in 2002 and the populations was around 100,000 people then and now is around 153,000 full time residents and goes up to about 183,000 during the winter time. I moved here full time in July of 2005 from Long Island NY.

I have a home on the water with Direct Sailboat Access to the Gulf. There different terms for waterfront here which you should become familiar with. Mine is Sail boat access that means no bridges or lifts to contend with to get to the River. The second is Gulf access which means you can get to River but may have to deal with a bridge, a lock system or a boat lift. There also numerous fresh water canals for those who enjoy just plain old boating or fresh water fishing. BTW first you go to the River then the Gulf.

There are big plans in the works where larger developers are buying up some of the older building on Cape Coral Parkway. There has been a new Hampton Inn opened in the last 6 months and about another dozen or so of artists renderings of project coming up for the REDEVLOPMENT of this area which includes about 12 new building. Some are permitted already and some are in the process. They will be business &condo combo units, restaurants, 2 new condo buildings that will be 12 stories tall. All things to attract people to the area or stay home if you live here.

Taxes are always a concern but if handled properly and filled for the Homestead Act it puts cap of 3 % increases once you have met the criteria for the Homestead Act., which is being a resident for 6 months with an Fl driver’s license, car registered in this state and a voter’s registration card. Then when the house comes up for reassessment you get a 25,000 dollar exemption and once that is place your taxes can only go a maximum of 3% a year for as long as you stray in that home

I unfortunately was an out of state resident for 3 years before I moved down and my taxes are high but nothing like I faced in NY. I own a home in what is called the Yacht Club area which was one of the first developed in Cape Coral. A lot of these homes are being purchased and bulldozed for new homes to be put up and some of them are truly amazing.

The best thing to do is actually go a vacation home website and rent a home or condo for a few weeks and see for yourself.

I agree with you.....so much negativity by others. I moved here from naples and you cannot touch gulf access for what we got our home for. We are on a 215 wide canal in the rose garden area and love it! We see manatees, rays,schools of jack, sheep head, and an occassional dolphin right in our backyard from our dock. Now is that paradise or what?
Everyone who comes to our home walks in and goes wow! Because the water is the focus of our home....a moving picture everyday!
I saw something the other day that I have never seen before.
The tide was coming in and the water was still on one side and you could see a wavy line meeting up with the still water.....kinda neat!
Our children go to class A public schools here. They go swimming at the yacht club. No the landscaping is not lush like Naples, but the cape is diffrent. I love going over the river to get to ft myers ...its beautiful. We can boat to sanibel and captiva and have lunch. We can drive to pine island or matlache and tour galleries 20 min away, drive 30 min or so to ft myers beach and feel like we are on vacation beach bar hopping , riding motor scooters, laying on the beach etc.....listening to live music.

I love Cape Coral. Nice homes, great schools, the best churches. The only thing I don't like is the assessments. We were to get water and sewer in 1996 or 1997 when it cost about $6,000, here we are and don't have it yet.

I moved to cape coral and can't wait to get out of here. The SE areas was the good area but if this is the good area I hate to see the bad area. The first week my car was painted with some kind of gang tag. The cops came and said it was just kids.Two weeks after that our boat motor was gone right off the boat at the dock. This time the cops said it happens all the time. I have never seen people so rude in my life. The downtown area is nice in the day but don't go there at night. Spanish is the norm at night. The crime in cape coral is bad. Now the city wants to build a new police station for 110 million dollars. I think more cops would help. Now I know why everyone wants to move from here. When we moved here all the information we got was how nice it is and now we know it was all from people trying to sell us their house so they could move. Now we are stuck here intil our house sells.

I have lived here for 2 years full time and owned for 5 years....NEVER had a problem like your talking about and I do live in the S/E section which is known as the Yacht Club area.

Maybe if looked down the road a bit and see the proposed project that will break ground and the turn around the city is making your opinion would change.

It seems everyone has an opinion which is fine but just because you chose the wrong area in the city to by in don't trash the whole city.

The 110 million public saftey building was voted down, not that they FD and PD don't need more room. It was basiclly a show of voters force and letting the City Council now that we are just not going to take anything that is cramed down out throats, thats waht happen when you have a city with more younger people who will voice there opinion at the voters booth.

This was a good lesson for the council memembers and having an average medium age of 39 the city will here more from the younger people inthe future. Things will not stay staus quo as the way it used to be.

Let me ask you my friend did you vote in the past election to determine if that new bulding went through?

What project ?
I did vote but don't you think the price is just a bit high ? I don't think we are in the wrong area we paid 495k for this home and I'm right on the water. So what area is the good area? we were told this was the good area. Just maybe our realestate representative was a con-man?

I keep reading these posts about Cape Coral and Im soooo confused? What is the BEST area in cape Coral? It seems to me that NYBILL has the best location so I think I'll look in that area. I want the gulf access, nice pool, nice house but I want a great area. I was originally looking in SW Cape Coral...still not sure.

Thats exactly my point about the new building, The C/C is just use to getting it's way but the voters sent a message.

Trust Real Estate people.
